I recently sold my franchise business that I owned for over 16 years in Deerfield Beach. I arrived in South Florida in 2011 with no savings, no car, no job, a family to support, and had to live with family for a while. After reading about investing in Real Estate, I attended one of Lex’s monthly meetings and I was hooked. After getting a job to pay the bills, I saved just enough to attend Lex’s Wholesaling Distressed Real Estate Boot camp. Hi my name is Elmer Pariona. I live in Biloxi Mississippi and I am the owner of a Mexican Restaurant that I own with two partners in Biloxi.

Prior to meeting Lex my income was around 50k per year from the restaurant. I attended the Wholesaling Real Estate Boot Camp and I decided to sign up for Lex’s coaching program. Before I found about Lex and the Distressed Real Estate Institute, I was attempting to purchase real estate the traditional way which isn’t a bad way to buy real estate but, in the market, I was in (south Florida) cash is king. Lot of people don’t believe real estate meetings and Boot Camps. But Lex Levinrad made my wife and I believe, and he also helped make it become a reality for us.

I don’t really know where to start when it comes to this review. I’ve been interested in real estate for quite some time now, beginning with residential retail real estate. I knew that I had a passion for the investment side of it, but just dabbled in it here and there while trying to focus on the retail side. I had been on his email blast for a bit, saw the ads on facebook and decided to take the plunge to come to the bootcamps and see what all the hype was about. Diane and I would like to thank you for Mentoring us through our first 18 months in the Real Estate Investing business. We remember back when we got our 1st house under contract, and how we had no idea how to wholesale it. We gave you a call, you put it on your Wholesale List and you had a buyer in 2 days. Then you coached us through the Closing of this deal with the Seller, and hooked us up with Independence Title for the Closing of this 1st deal with the Buyer (the B-C) you found for us. Do you remember when we called you for advice on how to get “Out of the Deal” on a house that we intended to Rehab and Resell up in Jensen Beach. We had put up a $7,000 deposit, the Inspection period had already expired, and then 2 weeks later we decided we did NOT want to go through with the  purchase of this property (based on your recommendation). You told us the right things to say to the seller as to why we could not go through with the deal, and eventually we received our full deposit back (which we really didn’t think would happen) – that was a Relief !!!

We have now wholesaled 14 houses of which you have found cash buyers for 13 of them. We have also completed 7 Fix and Flip deals which we always seem to end up asking you for some advice on. (*see disclaimer)

We love that no matter what time of day we text you a question, we usually hear from you in an hour or less (unless of course when you are out on your boat – then it may take a few hours to hear from you). I had already been a real estate investor for about 17 years when I met Lex. I had success during a time in the real estate market where it was virtually impossible to fail. This gave me the impression I knew what I was doing. When the market turned in 2006 I found out pretty quickly just how much I didn’t know. Those mistakes took me mostly out of the market and kept me out for 8 years.

Hi, my name is Omer Reiner. I took Lex’s wholesaling boot camp in May 2012. It was a great learning experience for me and really opened my eyes to the possibilities in real estate and especially in the local market. Before I took his class, I had paid $30,000 to go on a bus tour with one of the national real estate “Gurus”. I can honestly say that what I learned from Lex in his 3 day boot camp was way way cheaper, was worth much much more and opened up many new possibilities for me.

It took me some time after his boot camp to really understand wholesaling and make the most out of it. But now, almost 2 years after, It was definitely worth it! Since the boot camp, I have wholesaled 38 deals and netted a very substantial profit from them.  I have completed 9 deals in the first 5 months of this year and the profit that I made was way more than my income from my job.  I am now a full time wholesaler who flips houses for a living. I recently signed up and attended Lex’s Distressed Real Estate Boot Camp. I also signed up for the Wholesaling Inner Circle Advanced Training. I was looking for a way to make more  money to supplement my income and wholesaling sounded like a good option for me.

Lex showed us at the inner circle training how to market for distressed sellers with bandit signs, postcards and yellow letters. I put out 150 bandit signs and got only 2 solid leads. One was for a short sale. The other was for a house that I purchased directly from the seller and then sold to a cash investor for a very nice profit. In 2016, I attended a few of Lex’s monthly meetings and discovered a whole new world of real estate, wholesaling. I met Lex over 2 years ago, shortly after my 23rd birthday. I went to one of his local REIA meetings and decided to attend the Distressed Real Estate Boot camp. I was an overworked real estate agent trying to make ends meet in the Manhattan rental market. For years I always wanted to pursue real estate investing but did not know where to begin. When I first moved to Florida after coming out of the Army, I researched some real estate classes and landed on Lex’s monthly meetings page. After meeting with Lex, my wife and I attended our first boot camp and decided to become Lex’s personal coaching student. This was a tough decision at first since we did not have a lot of money and just had our first baby, but knowing that this was a goal we wanted to pursue we put our faith in Lex and took action.

Lex guided us through the different paths of real estate investing and on which path he suggested we pursue. He showed us that real estate investing is best approached on each individual’s strengths, and how to make those work best for us. After learning the process of discovering target markets and doing comparable sales, we bought our first rental property. It took some time breaking through that “fear barrier” since this was something we were very inexperienced at. However I know now that without Lex as our coach we would have never been able to overcome the feat and to take the action necessary to buy our first investment property.

Lex was able to help secure us financing on our behalf with a hard money loan and he coached us through fixing the property and tips on getting our first tenant. We now have a tenant in place with positive cash flow and a property that also has about $35,000 in positive equity. Once we cash-out refinance we should have about $12,500 back in our pocket to put towards our next deal. We are already in the process of gathering our resources to begin our next project and to have another investment property under our belt. Thanks to Lex we now have started down the path leading towards financial freedom.

I have been a real estate agent for many years, and I have attended many of Lex’s Real Estate Investment Club meetings. I always find them to be a great learning experience. At the beginning of this year I signed up for the Distressed Real Estate Boot Camp and Partnership Program because I wanted to partner with Lex on deals.

The information that I learned at the boot camp was all new information (even for an agent). Lex showed strategies for finding bank owned properties and investing in foreclosures and short sales. He taught me how to talk to listing agents, how to submit offers and how to know how much to offer on a property.

I closed my first deal with Lex in March of 2016. Now only 5 months later I flipped my second house. Lex provided the transactional funding for the deal and I never had to put up any money at all.

A few years ago my husband and I wanted to get into the real estate investment business but were unsure how to get started. ” I met Lex 4 months after I immigrated to the US from Russia. I became his mentoring student to learn everything about investing in the real estate business in the US from scratch. I wanted to learn about the types of contracts, financing, landlording, fixing and flipping, etc as quickly as possible.

My first deal with Lex was the renovation of a single family house in Hollywood. He chose this house for me on the Distressed Real Estate Bus trip to demonstrate in practice at the boot camp what he wrote in his Home Study Course. By applying Lex’s fundamental teachings, I am now a full time real estate investor/agent professionally. My wife and I just recently married….just before we started our course with Lex. When I first walked into one of Lex’s monthly REIA meetings, I did not know anything about fixing and flipping houses, but was intrigued to find out. I was immediately struck by Lex’s straight forward, open approach. It was clear he has a passion to teach students his process. He has learned the business from the ground up, and his training products are written from personal experience. This is not cookie cutter training material as so many out there are.

During my first REIA meeting I was compelled to sign up for his Fix and Flip Boot Camp which was being held the following month. The Boot Camp weekend was truly an eye-opening experience and I knew I wanted to go for it. I signed up for his Private Coaching program to streamline the learning curve, after all I am at the age of retirement.

I felt by having Lex mentor me, I would avoid potential bad, costly decisions. My first home purchase proved the point. I had attended a Wholesale Inner Circle weekend and was bidding on homes. I won a bid on Hubzu for my first house and was super excited. I contacted Lex to run the figures by him; he told me he felt the price was too high and did not leave enough spread for a profit. As much as I loved that house, I decided to withdraw from the contract. After all, that’s why I had a mentor, to provide me with sound advice. Six weeks later, that same house came to Lex from a wholesaler and he contacted me to see if I wanted to purchase it. Yes, yes, yes, it was $15,000 less than the bid I previously had won on Hubzu. This was my first fix and flip which I recently sold for a nice profit. My second fix and flip is currently on the MLS.

I will tell you in the beginning I had a classic case of fear. I believed in everything Lex taught, I felt I understood the process, but I was stuck in my old ways of thinking. Thankfully, Lex did not give up on me, he would encourage (well, strongly nudge) me to move forward and I finally did! I feel confident in the process and have learned so much.

In my experience, when I applied myself and got over my initial fears, the cost of the Private Coaching paid for itself with the first deal. You can’t beat that!

I attend several different REIA meetings in South Florida and found that Lex is one of the most qualified experts in the field of investing in distressed real estate. Since meeting Lex and attending his boot camp, I have flipped houses, and have also become a landlord with a section 8 rental property. Lex helped me to overcome the fear of “pulling the trigger”. I remember attending one of Lex’s boot camps and he asked the audience of around 100 people if anyone did any deals the previous week. Almost nobody raised their hands because of the “fear factor” that most people have of doing their first real estate deal. I wasn’t going to allow “fear” to stop my success, and Lex and his training gave me the confidence to take the leap of faith and I am glad that I did.
