If you are texting sellers or cold calling sellers in the State of Florida (especially), then you should make yourself aware of the new Florida Telecommunications Solicitation Act which came into effect July 2021 which essentially prohibits soliciting via cold call or texting sellers without express written consent. I recommend that you consult with a TCPA Attorney before cold calling or texting sellers moving forward.
