Our student Marcelo learned how to wholesale and flip houses
Then after he had flipped a few houses, he quit his job!!
And now he flips houses for a living!
Last year, Marcelo made over $400k wholesaling & flipping houses.
When he first joined my real estate training program he was making around 60k.
How does Marcelo find houses to flip?
He uses a proven direct mail marketing system that he learned in our training program.
He pulls lists of motivated sellers, people who are in foreclosure, delinquent on property taxes, probates and inherited properties, properties with liens and code violations, vacant, boarded up and abandoned properties.
Then he markets to them by mailing postcards.
On average, he buys one house for every 10,000 postcards mailed.
His average profit flipping these houses is $40k.
Knowing how to market to motivated sellers is very important if you want to flip houses for a living.
I teach this at the Wholesaling Real Estate Boot Camp
You need to know what to say to the seller (having a good script helps). We provide our students with the scripts.
You must screen the seller for motivation using the four pillars of timeline, condition, motivation and price.
You have to decide which sellers (and which houses) are worthwhile to make an appointment to meet the homeowner.
And when you go on that appointment, you have to be able to get the seller to sign a contract to sell you their house at a ridiculously low price which can be as low as 40 cents on the dollar.
How do you do this?
By only working with motivated sellers. Sellers that have to sell fast for cash.
What types of sellers need to sell fast? People in foreclosure, properties with liens and building violations, fire damaged and hurricane damaged properties, vacant and abandoned properties, properties with code violations, and inherited properties.
Here is a picture of one of the first houses that Marcelo flipped for a profit of $47,500.
