One of the biggest misconceptions out there for people who want to get started investing in real estate is thinking that you need to have money and good credit. But nothing could be further from the truth.
When I started investing in real estate, I had $600 in my checking account, and I had very bad credit. You don’t really need money to get started and you also don’t need to have good credit. What you do need is to LEARN HOW TO FIND A DEAL at a discount. And this is what eludes most new investors. Knowing and understanding what a wholesale deal is and how to find one.
If you can find someone who is really motivated to sell their house fast for cash, and they are willing to sell you a $300,000 house for $150,000, you can take that house and flip it to someone else without putting up any cash or credit at all. Learning how to wholesale is the gateway to all real estate investing because no matter what type of real estate investing strategy you want to focus on, you need to find good deals. Wholesalers specialize in locating and finding good deals for other investors so that is a great place to start learning. As you improve your skillset, you can learn how to cherry pick some of these wholesale deals and keep them as rental properties. Buying and holding rental properties long term is where the wealth building effect of real estate really begins to pay off and increase your cash flow and your net worth.
As your skillset improves as a real estate investor, you can start learning how to buy houses and turn them into short term Airbnb rentals. This will dramatically increase your cash flow compared to long term rentals. With many deals, comes many opportunities. Some deals will be too good to pass up on and you will want to fix and flip these houses for a profit. Understanding the basics of real estate and learning how to find deals and how to wholesale all starts with understanding the basic fundamentals of investing in real estate.
And those fundamental basics are:
1. Learning how to analyze what a house is worth fixed up (we call this the ARV)
2. Knowing how much it will cost to repair this house (we call this the Repair Estimate)
3. Understanding the maximum amount you would pay (we call this the Maximum Offer Price)
Once you understand the above, you know what you would be willing to pay for a house, what it would cost to repair that house, and how much you could potentially flip that house for. These numbers are important because even if you are wholesaling, you need to know how much other investors would be willing to pay to buy the house for it to make sense for them as a fix and flip or rental.
