50/50 Partnership Program

WHY WAS THE 50/50 PARTNERSHIP PROGRAM CREATED?

The 50/50 Partnership Program was designed to help you get started as a real estate investor. Regardless of how much money you have already spent on real estate courses or how many books that you have already read on real estate, if you are like me then the only way that you will really be able to learn is by working in the field looking at houses. Real estate is about bricks and mortar. It is a physical thing that you can touch and live in and rent out. You cannot learn it from a book. You can learn the concepts in a book but then you need to go out into your local neighborhoods and begin looking at the real estate.

I started as a bird dog and I recommend that you do the same thing. I spent almost two years working as a bird dog for two investors that were my mentors. Only after I had successfully completed many deals for them was I ready to go out on my own and tackle my first rehab project myself. After all, why risk your cash and credit when you don't know what you are doing? Rather risk someone else's cash and credit learning all that you can about investing in real estate. Then once you have acquired this information you will be ready to go out and begin investing for yourself. That is what I did and that is what I recommend that you do too. A house is only as good as the foundation that it is built on. The same is true of your real estate education. And this is true regardless of whether you want to be a wholesaler, a flipper, a rehabber or a landlord.


Originally, we offered the Distressed Real Estate Boot Camp as a way to train people to be bird dogs and to find wholesale deals for us. We figured that armed with the information from the 3 day boot camp and the home study course that they would be able to go out and start finding wholesale deals. Some students did indeed manage to do this. In fact we had one student make almost $13,000 profit wholesaling a house. However what we realized from many of our students is that many of them were looking for much more training than what we could give them in a 3 day boot camp. We also learned that not everyone is a big fan of reading a big thick home study course and those people that did read it completely did not absorb all of the material. That is because people are visual learners and they learn best by doing. That is why our Real Estate Coaching Programs like the Private Mentoring Program have been so successful. What our students really needed was someone to show them how to find wholesale deals online, how to decide which houses were worth pursuing, how to analyze these deals, how to sort out the deals from the duds and how to make and submit offers.


In short, what most people needed was a system. They were looking for a complete A to Z training guide on how to find, analyze, get under contract and flip wholesale real estate. Now we had such a system with our Real Estate Coaching Programs like the Private Mentoring Program which involved hands on learning and so we decided to incorporate the same concept into our Partnership Program. We had so many potential students asking us if we could find a buyer for their deal or if they could bring a great deal to us that we started this Partnership Program to fill this need. Since we are located in Florida we focus on Florida properties. The Partnership Program and the Proof of Funds Letter are only valid for properties that are located in the State of Florida. A lot of students ask us why we only partner with students for properties that are located in Florida. The answers are simple. 1. We use a Florida Land Trust which is only valid in the State of Florida, 2. Our Title Company is only licensed to do business in the State of Florida and 3. We have to physically inspect every single property that we are going to be funding. 4. The majority of our cash buyers are looking for Florida properties. We will be able to find you a buyer for a wholesale deal in Florida much faster than if your deal was located elsewhere. We offer a Turn Key Wholesaling System to all of our students in our Partnership Program. You don’t need to live in Florida to locate Florida properties. In fact, you don’t even need to leave your house. Our best student has wholesaled multiple deals from his house without even physically going to see the properties. In fact when he started with us he never even owned a car! So if you live in another State and you want to join the Partnership Program you are welcome to join. Just please understand that the Partnership Program Orientation Training Session is held in Florida and the properties that we are looking for are in Florida.


When you attend the Distressed Real Estate Boot Camp (additional fee applies) you will learn how to find a deal, how to analyze what it is worth and how to submit it to us for approval. But why wait until the boot camp? If you sign up for the Partnership Program you can begin submitting Florida deals to us immediately. With the Partnership Program you will receive 12 months access to unlimitedProof of Funds Letters (up to $80,000 for Florida properties) as well as a partner (us) that will put up the cash and find a buyer for you. You see where everyone else gives you just printed material and a promise we will actually put our money where our mouth is and provide the transactional funding for your deal. There is no one else doing anything like this. As soon as you have completed your Partnership Program Orientation you can begin making offers on Florida houses using our cash and you will be our 50/50 partner in the deal. There are some terms and restrictions though which you will learn about at the Partnership Program Orientation Session. You will have to use the forms that we provide you and you will have to structure your offers exactly according to the system that you will be provided with on the Partnership Program Forms Disc. Generally speaking we only focus on single family houses (no condos, town homes, 55+) that we can sell to our investors for less than $80,000 since that is what most of our cash buyers are looking for.


As a member of the Partnership Program, you will be responsible for finding a good wholesale deal on a house in Florida and then we will be responsible for putting up the money (transactional funding) and finding a cash buyer for your deal. After completing a few deals with us as your partner you will know what you are doing and you will be able to go out and replicate the same system yourself anywhere in the United States. Then you can begin wholesaling properties by yourself. That is our goal, to make you a success!

HOW DOES THE TRANSACTIONAL FUNDING PROGRAM WORK?

You can use the seller's or the banks title company for the A to B closing although it is easier if you use our approved Florida Title Company for both double closings.
